Getting started

What is DealWolf?

DealWolf helps you find, weigh up and work UK property deals. It brings together official public records and live listings, stacks each deal against clear rules, and keeps your leads, deals, buyers and paperwork in your own private workspace.

It's run by Deal Sourcing Machine Ltd.

Does it cost anything?

Not while DealWolf is in early access: nothing in it takes payment. Searching, stacking, the free public data, packs and contracts are unlimited.

Lookups that cost DealWolf money to make, such as live listing searches, local rents and short-let figures, use credits from your workspace's monthly allowance. A new workspace gets 10 credits a month. See what costs credits.

If we ever bring in charges, we'll tell you first and you can choose whether to carry on.

Can I use it on my phone?

Yes. Open DealWolf in your phone's browser and add it to your home screen: it opens full screen, like an app.

On Account you can turn on notifications for new listings and price cuts in your areas, probate notices and changes to your deals, on each phone or computer you use.

I can't sign in

Sign in with your email and your password. If DealWolf says your sign-in had gone stale, it has cleared it: just sign in again.

Forgot your password? Email dealsourcingmachine@gmail.com from the address you use for DealWolf and we'll send you a one-time reset link. It works once, within 24 hours.

A sign-up or sign-in link works once. If yours has expired or been used, ask whoever sent it for a new one, or sign in with your password.

Is there a quick tour?

Yes: Getting started walks you from your first search to your first call list in a few short steps, in your country's words.

The map, your pipeline and your team

What do the colours on the map mean?

Zoomed out, each chip counts the deals in its area. Zoomed in, each dot is a home:

  • red: picked out by the deal type you chose, so worth a look;
  • blue: for sale;
  • teal: to rent;
  • a hollow ring: the agent's pin was miles out, so it's been moved into its area: roughly there, not exactly;
  • a faded dot: under offer, sold subject to contract, let agreed or (in the US) pending, so it's likely gone.

The key in the corner of the map says the same, for the view you're on.

How do I keep my filters or save a search?

The Deal map keeps your area, deal type and filters in its address, so a bookmark brings the same view back.

To keep one in your workspace, press Save this view. It opens again in one tap, and each morning Alerts tells you what's new in it. A saved view never runs a paid search on its own.

Can I share a listing or a deal?

Yes, with anyone who has a DealWolf account (making one is free).

  • A listing link opens that home for any DealWolf account. If reading it in full would use credits, it says how many before anything is spent.
  • A deal link opens a read-only copy of the deal for signed-in DealWolf users: the figures and the stack, without your contacts, the seller's terms or your notes. You can turn the link off at any time, and it stops working.
How do I add my team?

An owner invites people on Team, as a Partner or a Caller, and sends them the sign-up link DealWolf makes (WhatsApp or text). They join your workspace and work the same pipeline.

Only that link takes the seat: someone who signs up with the same email but doesn't have the link can't join. Already on DealWolf? Open the link and tap Already on DealWolf? Sign in and join.

A Partner sees every deal and its contacts. A Caller sees only the deals given to them, with what they need to make the call. Costs, rules and your buyers stay with the owner.

How do I build a call list?

Tap + Pipeline on any home: in its pop-up on the map, on the list beside the map, or on any search or lead list (tick several and press Add to pipeline to add them at once). It lands in your pipeline with the agent's number and a next step (you stay where you are), and on the day it's due it shows on Calls.

Nobody is contacted: DealWolf lists who to ring, and you make the call.

Can I export a list to Excel?

Yes. Press Export above the list beside the map, a keyword search, a Live search, Agent feeds, the probate leads or your pipeline. You get the list as it's filtered, as a spreadsheet file that opens in Excel or Google Sheets.

Exporting is free: it reads again what the page already showed, and never runs a new search. A file holds up to 5,000 rows.

Credits and costs

What costs credits?

Only lookups that cost DealWolf money to make. Each button says what it costs before you press it. Today's prices:

  • a page of a live listing search: 0.1 credits;
  • a listing's full details, price history and comparables: 0.1 credits;
  • a second opinion from Zoopla's value estimate: 0.1 credits;
  • the local asking rent for a size of home: 0.2 to 0.4 credits;
  • short-let comparables near a home, with the local rent: 1.8 to 2 credits;
  • a district's past 12 months of short-let figures: 3.6 credits;
  • a keyword search of listing descriptions: about 0.2 credits.

The map's own listings, the free public data, stacking, Leads, packs and contracts cost nothing. Opening something again while it's saved is free too: see Will I pay twice?

Will I pay twice for the same thing?

No. What a paid lookup brings back is saved in your workspace, for everyone in it, and opens free while it's fresh:

  • a live search or a listing's details: for the rest of the day, as listings change daily;
  • local rents, value estimates and short-let figures: 30 days;
  • free public data (sold prices, planning, postcodes): 30 days, so pages open faster.

If two of you ask for the same thing at the same moment, it's looked up once. Saved searches never run on their own, so they never spend credits without you.

How do I keep spending under control?

Every workspace has a monthly spending cap, switched on from the start. A paid lookup that would go over it doesn't run, and nothing is spent.

Owners see what's been used, and can change the cap, on Plan & credits. They get an alert when 80% of the month's cap has gone.

Where the figures come from

Where do DealWolf's figures come from?

Every figure shows where it came from and how recent it is. There are three kinds:

  • Official public data, such as sold prices from HM Land Registry, rents from the ONS, housing allowance rates from the VOA, Rent Service Scotland and Rent Officers Wales, council tax from MHCLG and the Scottish and Welsh Governments, planning constraints from planning.data.gov.uk, energy ratings from the EPC register, and probate and insolvency notices from The Gazette. It's used under the Open Government Licence and credited where it appears.
  • Live listings: homes for sale and to rent on the property portals, such as Rightmove and Zoopla.
  • DealWolf's own workings: values, rents, stacks and offer prices worked out from the two above with your workspace's rules. They're labelled as estimates, with what they're based on.

The dates of the figures built into DealWolf are listed below.

How does DealWolf value a home?

From HM Land Registry sold prices: the home's own last sale where there is one, otherwise similar homes sold nearby, brought up to today with the council's House Price Index. The done-up value used for flips and BRR is the top quarter of nearby sales, brought up to today.

Beside each value DealWolf shows what it's based on and how close the method has come on homes that really resold. You can add a second opinion from Zoopla's estimate. Either way it's an estimate from public data, not a valuation or a survey.

Where does the rent come from?

In this order: your own figure for the area, if you've added one to your area library on Your patch & rules; otherwise the middle asking rent of the same kind of home with the same bedrooms in the postcode district, from the homes to let on the map; otherwise the ONS average for the council.

Asking rents run a little above agreed rents. Local Housing Allowance rates come from the VOA's own tables.

Where do short-let nightly rates come from?

Free figures cover London, Greater Manchester, Bristol and Edinburgh: the middle listed nightly price of whole homes nearby, and the occupancy that the busier quarter of them achieve (Inside Airbnb's own estimate). Listed prices run above what's achieved, so check them against reviews and comparables.

Elsewhere, add the nightly rate to your area library, or look up short-let comparables or a district's past 12 months (these use credits).

The rule for choosing a rate: use the average for that size and type of home locally, move towards the top of the range only for a genuinely high-spec home, and never go above what comparable local listings actually achieve.

Which stamp duty does DealWolf use?

The purchase tax where the home is, at the rates for an investor buying an additional home: Stamp Duty Land Tax in England and Northern Ireland, Land and Buildings Transaction Tax with the Additional Dwelling Supplement in Scotland, and Land Transaction Tax in Wales. Rates as checked on 30 October 2026.

The nation goes by postcode area. For a home near a border, a relief or a company purchase, put the right figure in the stamp duty override.

Why does a planning check say "not published"?

Councils publish planning layers, such as Article 4 areas and conservation areas, one at a time. Where a council hasn't published one, DealWolf says so and tells you to check with the council. It never says "none" when it doesn't know.

Can I rely on the figures?

Use them to decide what's worth a closer look, not as the final word. They're estimates from public data and your rules, and they can be out of date or wrong for a particular property. They aren't a valuation, a survey, or financial, legal or tax advice.

Check for yourself and take professional advice before you buy, let, lend or invest. Contracts DealWolf drafts are drafts for a solicitor to review.

If a figure looks wrong, tap Wrong figure? beside it, or tell us here.

How deals are judged

What rules does DealWolf use?

Your workspace's rules: DSM's rules, unless an owner picks another set on Your patch & rules. Every stack names the rule set it used, and each change to the rules is kept with who made it and when, so any verdict can be traced back.

Rules can be changed but never set to flatter a deal: cleaning never drops to nothing, the pass bands stay in order, and refurb contingency is never taken off.

Sourcing fees are never counted in returns, and every refurb estimate carries a contingency. The answers below use DSM's rules.

How is an R2SA deal judged?

The nightly rate, less 15% for cleaning and 15% platform fees, gives the net nightly rate (72.25% of the nightly rate). Monthly costs are the rent, 5% of the rent for maintenance, utilities and council tax.

Break-even occupancy is those costs divided by a full month at the net rate (30.42 nights). Under 50% is exceptional, 50% to 55% passes, and over 55% fails. The opening offer is the rent that puts break-even at 50%; go no higher than the rent that puts it at 55%.

Profit is shown at 70% occupancy, and the return on cash counts only the deposit and furniture. If you don't enter them, utilities go by bedrooms (£120 a month for 1 bed up to £380 for 5, then £30 for each bed more), and furniture is £1,000 for each bedroom and reception room if it's unfurnished, or £1,000 in all if it's already furnished.

Council tax is the council's own charge for the band. Until you know the real band, DealWolf uses band C and says so; with no council figure at all, there's no verdict rather than a guess.

How is a rent-to-rent HMO judged?

It needs at least 4 lettable rooms. Profit is the room rents less the rent to the landlord, bills and a 15% allowance for voids and management. Bills are never assumed.

Profit per room each month: £150 or more is exceptional, £100 to £149 passes, and under £100 fails.

How is a flip judged?

It passes at 20% net profit on the total cost, with a 10% contingency on the refurb. DealWolf also shows the most you can pay and still make 20%.

How is a BRR deal judged?

It's refinanced at 75% of the value after the works. All your money out is exceptional, up to £10,000 left in passes, and more fails. It must also make money each month as a buy-to-let on the new mortgage, tested at 5.5%.

The refurb carries a 10% contingency. DealWolf shows the most you can pay and get all your money out, and a quick 75% check (the end value × 0.75, less the refurb with contingency) as a simpler ceiling.

How is a short lease judged?

It isn't pass or fail. DealWolf shows the cost of extending the lease, the value once it's extended and the most to offer, which leaves 20% profit on the total cost. Costs include about £10,500 for legal and valuation fees and 12 months of holding costs.

The extension premium comes from your valuer or a premium calculator: the Leasehold and Freehold Reform Act 2024 changes how it's worked out, so DealWolf never estimates it.

Sweeps, alerts and freshness

How fresh are the listings on the map?

DealWolf reads the portals across the UK itself, through the day. Each day it picks up what's new in every postcode area first, then reads districts in full, and reads each district in full again every 60 days.

A home that hasn't been seen for 70 days is taken off the map as sold, let or withdrawn, so one can stay on for a while after it's gone: open the listing to check.

A price cut is any drop DealWolf sees between sweeps, any cut the portal marks, or 3% or more off the first asking price. A home listed for 90 days or more is marked stale.

What does DealWolf do overnight?

It goes through the postcodes in your patch, which you choose when you start or on Your patch & rules: it values each new probate home and gets the long-term owners lists ready, so Off-market leads, Letter drops and Area & sold prices open quickly.

From 7am, once a day, it puts the best new deals in your patch on Today and sends them to owners' and partners' phones or Telegram, if they've turned that on. It waits for the night's sweep to finish, but never past 10am.

How do alerts work?

Choose what to watch on Alerts: new agent listings and price cuts in an area, probate notices and changes to your deals. They show in DealWolf, and on your phone or in Telegram if you switch those on in Account.

How up to date is the built-in data?

Each set of figures built into DealWolf is listed below with the date it runs to.

What DealWolf reads when you ask, such as sold prices, planning constraints and postcodes, is saved for 30 days, then read fresh.

Your data and privacy

Who can see my workspace?

Only the people in it. Each workspace is private and walled off from every other in the database itself, not just on screen, unless its owner invites people onto it on Team. DealWolf's administrator can reach the system as a whole, and only to run it.

Someone invited as a Partner sees every deal and its contacts; a Caller sees only the deals given to them. Costs, rules and buyers stay with the owner. A deal link you share shows a read-only copy without your contacts or notes: see Can I share a listing or a deal?

Do you sell or share my data?

No. We don't sell it, send it to advertisers or use it to market other companies' products. It's shared only with the service providers that run DealWolf for us, named in our privacy policy.

What about probate leads?

DealWolf keeps the property, not the people: it never stores the names of people who have died or of their families. Executors are read live from the official notice, and only shown once a workspace owner confirms their solicitor has approved how they'll make contact.

Does DealWolf contact anyone for me?

No. You decide who to contact and press send yourself. When you do, you must follow the law, including UK GDPR and the electronic marketing rules (PECR): say who you are, offer an easy opt-out, and check numbers against the Telephone Preference Service before marketing calls. See section 4 of our terms.

Does DealWolf track me?

No. There are no analytics, advertising or tracking cookies: only what's needed to keep you signed in and, once you pick a country, one that remembers for a year whether you're working in the UK or the US. Your browser may keep copies of pages so the phone app works offline, and drafts you're typing, on your own device.

How do I get a copy of my data, or close my account?

Email dealsourcingmachine@gmail.com. There's usually no fee; we may need to confirm it's you, and we aim to reply within one month.

When you close your account we delete it and its workspace within one month, and copies in backups are gone within 30 days after that.

What happens to a report I send?

It's saved with the figure, where it came from, the page you were on, your note and your account, so the DealWolf team can check that exact figure and answer you. Your workspace's owners can see reports sent from your workspace. Follow yours under Your reports.

Contact and wrong figures

How do I reach a person?

Email dealsourcingmachine@gmail.com: it goes straight to the team that runs DealWolf. There's no phone line yet.

A report sent from inside DealWolf carries the details we need, so we can look at your exact case: use Wrong figure? beside a figure, or the form on this page.

I've spotted a wrong figure. What do I do?

Tap Wrong figure? beside it. DealWolf sends us the figure as shown, where it came from, the page and your note, and gives you a reference to quote.

No link beside it? Use the form on this page, or email dealsourcingmachine@gmail.com with the page and the figure.

How do I complain?

Email dealsourcingmachine@gmail.com first, so we can try to put it right. If it's about personal data, you can also complain to the Information Commissioner's Office, the UK regulator for data protection, at ico.org.uk.

Tell us what's wrong

For one figure, tap Wrong figure? beside it instead: that fills in the figure and its source for you.

We get your note and this page. Signed in, it's saved with a reference you can follow here.
