Terms of use
Last updated 24 October 2026
These terms are between you and Deal Sourcing Machine Ltd (“DSM”, “we”), which runs DealWolf. By creating an account or using DealWolf you agree to them. Please read them with our privacy policy.
1. What DealWolf is
DealWolf helps property professionals find, assess and track property deals. It brings together information from public sources, works out estimates and figures, and keeps your leads, deals, buyers and paperwork in your own private workspace.
DealWolf is in early access and is free while we develop it. We may change, add or remove features. If we ever introduce charges, we'll tell you first and you can choose whether to carry on.
2. Your account
- You must be 18 or over and use DealWolf for your work in property.
- Use your own email address, and keep your password to yourself. You're responsible for what happens in your account.
- Tell us straight away at dealsourcingmachine@gmail.com if you think someone else has got into it.
3. Your workspace and your data
What you put into DealWolf stays yours. You give us permission to store and process it only to run DealWolf for you, and we treat it as described in our privacy policy.
If you add personal data about other people (buyers, investors, landlords, agents, homeowners), you're responsible for having a lawful reason to hold it and for keeping it accurate. We process it on your behalf and on your instructions, keep it confidential and secure, and help you if someone asks to see or delete their data.
4. Contacting people is your responsibility
DealWolf never contacts anyone for you: you decide who to contact and press send yourself. When you do, you must follow the law, including UK data protection law (UK GDPR) and the electronic marketing rules (PECR). In particular:
- say who you are, and give a simple way to opt out in every letter, email or message (DealWolf's ready-made wording includes one);
- stop contacting anyone who asks you to, and record it (Letters has an opt-out list for this);
- check numbers against the Telephone Preference Service (TPS, or CTPS for businesses) before marketing calls;
- only email or text individuals for marketing where the law allows it, such as with their consent;
- take legal advice before contacting anyone about a probate property, and treat bereaved families with care;
- never harass, mislead or pressure anyone.
5. Figures are estimates, not advice
Values, rents, yields, stacks, offer prices and other figures in DealWolf are estimates from public data and the rules you set. They may be out of date or wrong for a particular property. They aren't a valuation, survey, or financial, legal or tax advice. Always do your own due diligence and take professional advice before you buy, let, lend or invest, and before you rely on any figure. Contracts and documents DealWolf drafts are drafts for a solicitor to review.
6. Public data
Information from public sources is shown as published, with its source and licence credited. We don't control those sources and can't promise they're complete, accurate or current.
7. Things you mustn’t do
- use DealWolf for anything unlawful, or to harm anyone;
- try to get into another workspace, our systems, or anyone else's account;
- copy, scrape or resell DealWolf or its data in bulk, or use it to build a competing service;
- upload anything malicious, or overload the service.
We may suspend or close an account that breaks these terms, telling you why where we can.
8. Availability and changes
We work to keep DealWolf running and back it up every night, but we can't promise it will always be available or free of faults. We may update these terms; if a change matters, we'll tell you in DealWolf before it applies.
9. Our liability
While DealWolf is free, we provide it as it is. We aren't responsible for business losses, such as lost profit, lost deals or lost opportunities, or for decisions you make using DealWolf's figures. Nothing in these terms limits liability that can't be limited by law, including for death or personal injury caused by negligence, or for fraud.
10. Closing your account
You can stop using DealWolf at any time. To close your account and have your workspace deleted, email dealsourcingmachine@gmail.com; we'll do it within one month, as our privacy policy explains.
11. The law
These terms are governed by the law of England and Wales, and the courts of England and Wales deal with any dispute. If you have a problem, please email dealsourcingmachine@gmail.com first so we can try to sort it out.
